Even though the economy is not quite stable yet already people are beginning to look at investing in property once more. Certainly if you are looking for a sound property investment that you can also use yourself then purchasing a property in a development on Spain’s Costa del Sol should be considered. One particular development that is worth considering investing above many others is that known as Menara Beach.

This development like many others located close to the city of Marbella is offered some of the ideal weather throughout the result. This is due to the fact that the Sierra Blanca Mountains that surround it help to keep the climate pleasant. In the summer time the temperatures here don’t rise much above 30 degrees Centigrade, whilst in the winter around Jan time the temperatures never really start below 16 degrees Centigrade.

Plus of course what really will have you wishing to invest in property in a development such as Menara Beach is the amount of sun that shines on to it during the year. On average this part of Spain is provided with around 320 days of sunshine apiece year. So being healthy to enjoy outdoor activities is wonderful especially as you are in a position to travel easily to more than 60 wonderful golf courses.

This development was not finished until 2002 and was designed by the renowned Spanish architect Melvin Villaroel Roldan. It is situated on Marbella’s New Golden Mile so allowing you simple access too many of the major resorts of the Costa del Sol. From here you are around a 15 minute drive from Marbella itself which lies to the easterly and to the west around 15 minutes away by automobile is Puerto Banus.

Although there is plenty to do and see outside of this development there are plenty of facilities that you can also use within it during your stay. This development has three community swimming pools, one of which is heated and indoors. Plus there is also within the development a well equipped gymnasium and sauna. As for outdoor pools these have been designed with plenty of open terrace space so that you can really rest after taking a short dip.

Also with this development like so many others to be found on this part of the Costa del Sol the privacy and country of its residents are paramount to the developer. So they have chosen to wage gates that are manned 24 hours a day throughout the year.

Before departing for your much attained holiday be wise and review your home security.
The latest figures from the FBI show a burglary occurs each 15. 4 seconds in the USA. The majority of these break ins take place when the householder is away from the home.
A great number of these burglaries could be prevented by beefing up your home security and installing a home security system.

The installation of a home security alarm, and home security surveillance cameras is one of the most common and effective ways to improve the security of your home instantly.

Many of these home security products also have the option of home security monitoring. But the installation of these devices does not guarantee you immunity, other steps and precautions need to taken to improve you overall security.

Some of the less costly options acquirable include installing motion sensor lighting around the perimeter of your home.

As well as the external security there is a great deal that can be done inside the home to improve security. Check all locks on doors and windows replace any defective locks.
Patio sliding doors offer the opportunist thief just what they are looking for simple access , the reason is usually poor maintenance or security (broken lock) don’t get caught out this way thinking it will never happen, it does and it will.

Take these steps to make your sliding door even more secure think about installing a blocking device such as a “Charlie bar” or some other type of track blocker to prevent the door from sliding open.
At the very least you should block the track with a steel rod or wooden dowel to prevent any movement.

Where doable use a home innocuous to store any valuables include such items as keys to outbuildings, garages, other cars and any other device that requires a key.
You should also hide any individualized documents and indistinguishability information in your home innocuous as well.
If you don’t have a home innocuous think about using a post office vault especially if you live in a high crime area.

Giving the impression someone is at home is a great way to dissuade a burglar and is key to improving home security. This can be reached by using timers in various rooms to switch lights an appliances off and on at differing times of the day. Be smart though and apply this manoeuvre to more than one room in your house.

Other security measures include stopping your mail and paper deliveries. If you have two cars leave one parked on your driveway or ask a neighbor to park in your driveway whilst you are away. Leave a key with a trusted neighbor or relative and ask them to check your home periodically. Switch off any answering organisation don’t be tempted to leave a message saying you are on vacation.

Ensure all outbuildings are secure, making sure any tools in your garage that could be used to acquire access are under lock and key. No matter what steps and security measures you take your home will never be 100% secure. But the harder you make it for a burglar to acquire entry the stronger your home security will be.

The financial sector has not been giving investors a significant return on there savings for many years now and the prognosis for the foreseeable future does not seem too buoyant either. And even though the rate of inflation remains low with the rises in indirect taxation and other living expenses not tracked in the RPI increasing this is continuing to squeeze the incomes of those relying in whole or part on the interest or dividends from their savings.

Holiday homes abroad are favourite form of ongoing investment so let’s take a look at Lanzarote in the Canaries. As here investors can enjoy a year round rental calendar thanks to the islands incredibly clement climate as well as a robust tourist industry that is starting to bounce back from the economic crisis of last year, when Lanzarote still managed to welcome close to 1. 4 million visitors.

Lanzarote, which is located in the Canarian archipelago, is an saint location for anyone thinking about buying a holiday rental property. Thanks to the fact that the all year round level of sunshine and tiny in the way of rainfall. Which translates into a full 12 months worth of rental returns for investors, as the season here never really stops unlike other parts of Spain

Lanzarote villas can not only give you a rental return though, as you will be healthy use your investment property yourself if you take regular annual breaks. Using your own property can help you save a significant amount of money that would otherwise be used to pay for holiday accommodation elsewhere, a fact that is often overlooked when calculation returns form holiday property investment.

Despite being owned by Spain Lanzarote and the other six Canary Islands are situated much closer to Africa, just off the continent’s west coast and close to the Tropic of Cancer. As a result rainfall here is minimal whilst temperatures remain spring like all year round. Conditions which have created a vibrant tourist industry, with the Canaries being the second most visited region in Spain after Catalonia.

Lanzarote was not left unscathed however by the current downturn – as visitor numbers here dropped just as they did crossways the rest of Spain. Thanks to the resulting depreciation of sterling against the euro and the general start in consumer confidence created by the crisis. Resulting in a sharp drop in the number of people booking holidays in Lanzarote during 2009.

Traditionally the Lanzarote property market has been powered by investment from the UK. As foreign buyers have purchased up apartments and villas in Lanzarote to rent out to their fellow countrymen. And despite the downturn the island still remains an captivating investment option. Not least as returns from savings and shares in the UK remain low, whilst property prices on the island have fallen considerably over the last year. With some villas in Playa Blanca, Lanzarote´s fastest growing resort, now selling for under €200,000 for the first time.

As well as a reliable tourist industry and great weather Lanzarote also offers holidaymakers plenty of attractions and activities. Factors which have helped to maintain the island’s ongoing popularity which is very important for long term rental investments. These include an array of natural wonders, such as the verdant Valley of 1000 Palms in the north of the island. And the number one tourist attraction of the Timanfaya Volcano Park – where visitors can gaze in awe at over 300 now dormant peaks.

There are also close to 100 beaches to explore along with some very pretty tiny villages such as Haria and Yaiza. And with automobile hire in Lanzarote so cheap this one-of-a-kind tiny island is simple to tour.

The evenhandedly one-of-a-kind blend of Sun Sea and culture also ensures that the demographic of visitors is also diverse making the Island a favourite destination for all age groups as well as retired visitors looking for long term winter rentals.
