<p>As of this writing, the San Diego real estate markets appears to have shifted from one that favors sellers to one that favors buyers.  However, this premise may not hold true for all communities within San Diego, as median prices for some communities continue to rise while others fall. &#13;</p>
<p>While there are many metrics to evaluate the real estate pricing trends of a community, one commonly used parameter is to evaluate the median price of homes from one point in time against a prior point of time.  The median price reflects the point at which half the homes are above a particular price point, and half the homes are below a particular price point.  The median price metric provides one method to analyze the direction of home prices, but should not be used as the sole source of data from which to form conclusions. &#13;</p>
<p>The data below is a comparison of median prices for various communities in central San Diego County, comparing data from June 2005 against data for June 2006.  This information is only one metric at a particular point in time, and other metrics or data from future months may support or dispute the pricing trends noted below.  For some of the San Diego communities presented below, very few homes sold during June 2006, which diminishes the usefulness of the median price metric. &#13;</p>
<p>COMMUNITIES WITH INCREASES IN MEDIAN PRICE &#8211; SINGLE FAMILY HOMES &#8211; JUNE 2006&#13;</p>
<p>The data below pertains only to the sales of single-family homes, and does not include condominiums or townhomes.   The data is organized by the magnitude of change in median price, with the highest change in median price presented first. &#13;</p>
<p>For the Coronado real estate market, the median price was $1,775,000, which represents a 14. 7% increase from the same time last year.  Approximately 15 homes sold in June 2006 (21 homes sold in June 2005). &#13;</p>
<p>For the Point Loma real estate market, the median price was $1,024,068, which represents an 11. 4% increase from the same time last year.  Approximately 20 homes sold in June 2006 (14 homes sold in June 2005). &#13;</p>
<p>For the University City (UTC) real estate market, the median price was $780,000, which represents a 10. 6% increase from the same time last year.  Approximately 5 homes sold in June 2006 (19 homes sold in June 2005). &#13;</p>
<p>For the La Jolla real estate market, the median price was $1,692,500, which represents a 10. 3% increase from the same time last year.  Approximately 28 homes sold in June 2006 (38 homes sold in June 2005). &#13;</p>

<p>When you hear the words &#8220;mobile home&#8221;, what do you immediately think? Hillbillies with rebel flags in their windows? The show &#8220;Cops&#8221;? Sure, that&#8217;s the stereotype, but the truth is that a huge number of Americans&#8211; about 20 million of them&#8211;live in mobile homes.  And the demographic make-up of this group is not much different from normal residential subdivisions and apartment complexes. </p>
<p>Another little-known fact about this niche is that you can make excellent returns by investing in them- with amounts as low as $5,000 to $10,000.  Returns in the neighborhood of a steady 10% to 20% per year.  Compare that to your recent successes in the stock market and the rate on CDs at your neighborhood bank and you&#8217;ll see that those type of year-over-year returns are really pretty extraordinary. </p>
<p>So how do you invest in in this area successfully?</p>
<p>Get an understanding of the product. </p>
<p>Mobile homes are not constructed like the type of traditional &#8220;stick-built&#8221; housing that you are more familiar with.  For example, a mobile home has no load-bearing interior walls.  It is like a shoebox&#8211;only the exterior walls are load bearing.  In addition, the utilities normally follow certain &#8220;troughs&#8221; that allow for easy access. <p>You should look at some of the mobile homes for sale in the newspaper to see what is offered in your market, as well as the price points.  You will be amazed at how &#8220;rough&#8221; many of the offerings are, and how low the price points are. </p>

<p>Many owners would love to work with investors to buy and sell homes in their parks.  These types of relationships are essential, as a successful investor will need certain concessions from the park owner to ensure that they get a good return on their investment. <p>Conclusion. </p>
<p>There are few options today that offer 10% and greater real returns on your investment dollar.  One of the safest is mobile home investing.  It&#8217;s a simple product that appeals to a simple customer.  It is not subject to changes of technology that render it useless, or to changes in taste that make it no longer attractive.  It has been around, undisturbed, for over 60 years. </p>
<p>Jeff Foxworthy makes very funny trailer park jokes.  COPS has a heyday filming scenes of intoxicated people at some of the worst mobile home parks in the U. S.  But you have to understand that these are promotional stereotypes&#8211;and not the norm.  The normal mobile home park resident is just a regular person making their way through life&#8211;and offering you a very handsome return on investment. </p>

<p>In their training, student interior designers often learn about the history of their profession.  This can be a really important way to give context to their subsequent careers.  In this article, I will draw on my experience as an interior designer and educator to discuss the history of this exciting field. </p>
<p>The earliest professional interior designers were based in London â the British had become intrigued by Egyptian techniques of decorating household objects and wanted the same for themselves.  London families became desperate to employ an interior designer to create magical spaces and accessorise their interiors.  As interior designers came to be recognised as professionals, they increasingly found a need to draw on history to create fabulous results.  This was particularly true when creating designs for historic London mansions or listed buildings â they saw historical reflections as a way of preserving the past while also looking to the future. </p>
<p>THE ANCIENT ROMANS</p>
<p>In Ancient Rome, citizens demanded comfort, luxury and wealth.  These elements are still important in the work of interior designers across the world today.  The lavish decorations, tapestries and iconic stonework today remain as timeless and popular in London as in Tokyo or Sydney.  The Ancient Romans adored bespoke furniture and loved quality textiles and expensive fabrics. </p>
<p>MONASTIC TIMES</p>
<p>After the collapse of Roman rule, the church assumed power and largely discouraged the most creative interior designers.  Opulent interiors were taken out and interior designers were instructed to install quiet and simple oak panels with dark lines and sharp edges.  This influence was felt throughout Europe â from London all the way to Florence. </p>
<p>RENAISSANCE AND REVIVAL</p>
<p>The Renaissance saw the emergence of professional French or French-inspired interior designers.  It was a new age of elegance and sophistication, which saw the rebuilding of the London Interior Designer community and a fresh take on creative and beautiful living spaces.  A âpalatialâ feel was rediscovered, and interior designers began to take advantage of new transport axes going through London to the continent and to the Americas in order to rediscover their profession and herald the next generation of design. </p>
<p>This brings to an end my article on how the work of interior designers has changed over the ages.  In my next article, Iâll reflect on how interior designers use interior fashions for great effect. </p>
